The 2018 Point Loma Real Estate Market heating up!!!

If you are thinking of selling this year, it’s time to start getting your home ready to show.

But which renovations will increase your homes market value, and which are a waste of money?

We have your answers in this week’s Point Loma Real Estate BLOG!!!


Landscaping

DO: Landscape

No one is going to look at the interior of your home if they can’t get past (figuratively or literally) the exterior.

While it is probably not worth the money (except in extreme cases) to paint the exterior of your home, you should DEFINITELY get your front yard in order.

Hose down the exterior, clean the windows, have the trees professionally trimmed, spend a Saturday afternoon tackling the weeds, and get the sidewalks and driveway power washed if needed.

If you want to take things to the next level, install some flowers and solar lights from Home Depot along the driveway and walkways.

This little touches will create a welcoming facade that will draw buyers in.

DON’T: Solar Panels

While you may think “going green” will attract more buyers, the reality is that it can be a potential red flag for many.

The problem comes with the cost. While the buyers may like the idea of lower energy bills, even saving money comes at a price.

There are options to both buy and lease solar panels and often these costs are often tied to the home, potentially saddling the new owners with a hefty monthly fee that will be added onto their new mortgage.

Wait to install panels on your next home, it will make selling your current one much easier.


Open Space

DO: Create Space

Open spaces are VERY “in” right now. Anything you can do to make the rooms in your home feel larger or more open are going to help you help sell faster.

Tried and true tricks like removing a piece of furniture from each room work, but they only go so far.

While you don’t want to get into a major remodel (more on that in a minute), if you can afford to have a non-load bearing wall taken out to make a room such as the kitchen, dining, or living room feel more open you should definitely consider it.

DON’T: Leave Out Clutter

This ties in with our last point and is an absolute necessity.

Rooms simply look better if they are less “full.” Spend a weekend going through each room and organinze what has to stay, and removing everything else.

Buyers want to be able to picture themselves living in their new home, and that is difficult to do if you have a bunch of your stuff cluttering up the space.


Neutral Colors

DO: Paint With Neutral Colors

You will almost certainly have to do some touch-up painting when it comes time to list your home, but some rooms may need an entire new coat of paint. This is especially true if you have chosen a bold color in any of your rooms.

If repainting is necessary, be sure to pick neutral tones. These types of colors will help the room feel like a “blank canvas” that makes it easier for the buyers to imagine themselves living in.

DON’T: Major Renovations

Unless there is something seriously wrong with your home that prevents it from being listed, now is NOT the time to start any major renovation projects.

Even a brand new kitchen only has about a 109% return on investment, and that is by BY FAR the best ROI when it comes to property upgrades.

There is simply no reason to sink time and money into a remodel when in all likelihood the new owners will change it as soon as they move in.
